Skyline Tower at The Point

Project Summary
Skyline Tower is an eight-story office building planned as part of The Point, a 600-acre mixed-use development located in Draper, Utah, along the border of Salt Lake and Utah Counties. The site, formerly occupied by the Utah State Prison until its demolition in 2023, is being redeveloped into a dynamic community that will include residential, commercial, retail, and public spaces. The design of Skyline Tower aligns with the broader vision of The Point by supporting its economic, sustainability, and aesthetic objectives.
The primary goal of Skyline Tower is to meet the needs of the surrounding development by providing high-quality office space and a central lobby that fosters economic activity within convenient walking distance for residents. The project emphasizes integration with the community while promoting long-term functionality and design excellence.

We considered four combinations of gravity and lateral systems along with four types of foundations. The structural systems considered are as follows: Steel with Special Moment Frame (SMF), Stell with Buckling Restrained Bracing (BRB), Steel with Composite Core (SpeedCore), and Mass Timber with Composite Core (SpeedCore). The foundations are: Under-Reamed Piers, Spread Footings on Aggregate Piers, Drilled Shafts Deep Foundation, and Mat Foundations with Ground Improvement

The selected structural system consists of a mass timber gravity system paired with a composite core lateral system. The foundation system utilizes spread footings supported by aggregate piers, providing an efficient and constructible solution suited to site conditions
